In most single-wides you can remove a wall in a mobile home without touching anything structural, because the interior walls were never carrying the roof in the first place. In a double-wide there is one wall you must never cut, and it is usually the one people want gone.
Knowing which is which is the whole job. Everything else is drywall and a Saturday.
Why the load path is different from a house
A manufactured home is engineered as one integrated structure sitting on a steel chassis. 24 CFR 3280.305 requires that bearing walls, floors and roof framing transfer all vertical and lateral loads down to the floor and the chassis — and it sets the requirement for interior partitions at resisting a 5 psf horizontal load, which is a partition specification, not a structural one.
In practice, most single-wides use lightweight roof trusses that span the full width of the home, from one long sidewall to the other. The sidewalls carry the roof. The walls in between hold up nothing but themselves.
That is a design generalisation, not a guarantee for your specific model. Treat it as where to start looking, not as permission.
The one wall you do not cut
In a double-wide or any multi-section home, the marriage line — also called the mating wall — is the seam where the two halves meet. It runs the length of the home, it supports the ridge, and it is always structural.
It is also what ties the two sections together against wind. The halves are joined along it with lag bolts through the floor joists and ceiling headers, typically every 18 to 24 inches, plus straps or structural bolts along the ridge.
It is usually noticeably thicker than the other interior walls. If a wall in a double-wide feels too thick for a partition and runs the length of the home, that is your answer.
Cutting it without engineered reinforcement does not collapse the house that afternoon. It causes roof sag, leaks at the ridge and progressive separation — problems that surface years later, which is precisely what makes it so easy to get away with and so expensive to discover.
How to tell what you have before you remove a wall in a mobile home
No single check is conclusive. Together they tell you enough to know whether to stop and call someone.
- Direction of the trusses. If the framing above runs perpendicular to the wall and lands on the exterior sidewalls, the wall is not carrying it.
- Thickness. A wall noticeably thicker than the others is the first suspect, especially in a multi-section home.
- Position. Does it sit under a seam in the ceiling, a change in ceiling height, or the ridge?
- Doubled framing. Two studs where the rest of the wall has one.
- Does it run the full length? Partitions rarely do. Marriage walls always do.
And the one nobody does: get the manufacturer’s floor plan if you can find the model on the data plate. That answers it properly.
What is inside the wall
Studs at 16 to 24 inches on centre, and often glued to the framing as well as nailed, which makes removal messier than in a house.
Wiring is frequently run low, roughly a foot above the floor, particularly on perimeter walls. Plumbing and duct runs cluster around the kitchen and bathrooms. None of that is a reason not to proceed; all of it is a reason to look before the reciprocating saw comes out.
The paperwork nobody mentions
This is where most articles on the subject stop, and it is the part that costs money later.
State approval. Manufactured housing alterations are regulated at state level, and the rules differ. California is a clear example: the HCD’s MH 604 guidance requires a permit, plan review and engineered plans to modify or remove a bearing or shear wall, while a non-bearing change needs only a permit and plan review. Do not assume your state matches California’s rule — find your own state’s manufactured housing program and ask.
Financing and resale. Fannie Mae’s selling guide (B2-3-02) requires that structural modifications to a manufactured home be inspected and approved as the state agency requires, or by a qualified third party where no state agency exists. An undocumented structural alteration is a problem at the point where someone tries to get a loan on your home.
What it does not do. We found no federal source stating that removing a wall voids the HUD certification label itself. The label reflects the home as built; compliance after an alteration is handled at the state and lender level. That distinction matters, and overstating it is a common error in this niche.

Expect the upper end in a manufactured home. Engineers with manufactured housing experience are fewer, and carrying load down to a steel chassis is not the same detail as landing a post on a foundation.
