A mobile home title is usually issued the way a vehicle title is issued, through the state motor vehicle agency, rather than deeded the way a house is. That single fact drives most of what happens in this section.
It decides whether you can sell, insure or finance the home, and whether it counts as personal property or real property for tax purposes. Converting it to real property, which normally requires the home to be permanently affixed to land you own, changes which loan products are available and usually the interest rate too.
