Buying a mobile home comes down to paperwork more than it comes down to condition. Two items decide whether a home can be financed, insured, moved or legally sold: the red certification label on the outside and the data plate inside.

The HUD label proves the home was built to the federal HUD Code after 15 June 1976. The data plate records the wind zone, roof load and thermal zone the home was designed for, which is what tells you whether it belongs where it is standing. A home missing both is not unsellable, but it is a longer and more expensive transaction, and the price should say so.
