Mobile Home Roof Types: Bowstring, Flat and Pitched Explained

There are three mobile home roof types in the American housing stock, they arrived in that order, and which one is over your head decides almost everything about what you can put on it.

It also decides what you cannot. A material that is standard on a site-built house may be impossible on yours, and the reason is a number.

The three mobile home roof types, and when each was built

Flat metal. Standard from the 1930s through the 1970s, on the narrow 8 to 12 foot wide homes of that era. Sheet metal, near-level, with seams running across it.

Bowstring, or arched. Took over from roughly the late 1970s to the late 1980s, coinciding with homes widening to 14 feet. The name comes from the truss shape: a curved top chord tied by a straight bottom chord, like a drawn bow. Manufactured home bowstring trusses are typically 2×2 or 2×3 lumber at 24 inches on centre — 12 to 16 inches in hurricane zones.

It was adopted for a specific reason. Flat roofs held standing water and snow, and the arch shed both.

Pitched. The standard from the late 1980s and early 1990s onward, alongside homes widening to 16 and 18 feet, with a “modified pitch” variant appearing by the mid-1990s. Trusses, a ridge, gable ends, shingles.

The number that matters: pitch

On a modern manufactured home, 3:12 is the baseline pitch — three inches of rise per twelve of run. Double-wides commonly run 3:12 to 4:12. Upgraded specifications go to 4:12 through 6:12 for better drainage and attic space, and 8:12 or steeper in heavy-snow regions. Insurers in high-snowfall areas often require a minimum of 4:12.

Here is the honest part. We could not find any manufacturer or industry source that states a numeric pitch for the classic flat roof or an effective pitch for a bowstring. Those two are described qualitatively — “flat”, “round” — and nowhere in inches per foot. Anyone quoting you a precise figure for either is estimating. Measure your own.

Why the pitch rules out shingles

This is where the number becomes practical.

GAF’s technical bulletin R-127 on low-slope shingle application states that almost all of its shingles can be installed on slopes as low as 2:12, but that slopes between 2:12 and 4:12 require a double layer of roof deck protection — two full lapped layers of underlayment. Below 2:12, standard shingle application is not covered.

So: 4:12 and up is ordinary shingling. Between 2:12 and 4:12 you can shingle with doubled underlayment. Below 2:12, which covers every flat roof and a good deal of bowstring geometry, shingles are not on the table and a membrane or metal system is.

That single fact explains why a roofer who works on houses will quote you something odd, or decline.

What goes on each type

Flat metal roofs are commonly 28-gauge galvanized steel in roughly 4-foot-wide panels. Your options are an elastomeric or acrylic coating, a single-ply membrane, or a metal roof-over.

Bowstring takes the same three, with the caveat that the curve has to be followed or bridged.

Pitched is the only one where asphalt and architectural shingles are the natural answer. Whatever the type, where the water goes after it leaves the roof matters more than owners expect. It is also the most expensive option, and weight limits mean you generally cannot add a shingle layer over an existing one.

A note that applies to all three: if the existing frame cannot carry the weight of a roof-over, the answer is a self-supporting roof-over — a post-and-beam, lean-to or pole-barn structure built over the home rather than on it. That decision comes from a load calculation, not from a preference.

How to tell which one you have

From outside: a flat roof reads as flat metal with cross seams. A bowstring shows a shallow dome or arch across the width. A pitched roof has a visible ridge line and gable ends.

From inside, the tell is the ceiling. A flat roof gives a flat ceiling with no ridge. A pitched roof usually shows either a running ridge or a flat ceiling under the truss chords.

The bowstring is the ambiguous one. General bowstring truss guidance says the curve is visible from below unless a flat ceiling was added afterwards, but we found no manufactured-home-specific source confirming that. If in doubt, the exterior profile is the reliable check.

What fails, by type

Flat: ponding. Water that cannot drain sits, finds a seam and gets in.

Any metal roof: what the manufactured housing world calls roof rumble — wind lifting the panels and producing a whistle, creak or howl. The general metal roofing industry calls the related panel waviness “oil canning”; the mechanism is the same.

Seams: sticky residue or tar streaks along a seam mean the sealant has failed and the roof needs recoating.

Bowstring: failures concentrate at the top chord, which buckles, at the bottom chord, which breaks, and at the gusset plates, which rust and fatigue. Hanging anything heavy from the bottom chord is a reliable way to start one.

A bowstring truss half-replacement — a structural repair, not a roofing job — runs about $1,000 to $2,000.

Coatings are cheapest and are typically recoated every other year on a flat roof. An insulated metal roof-over lasts 40 to 60 years and adds insulation, but it raises the roof height, which some parks restrict.

Common questions

Can I put shingles on a flat mobile home roof?

Not without changing the slope. Below 2:12 the shingle manufacturers do not cover the application at all.

Is a bowstring roof a problem when buying?

Not inherently. Have the truss chords and gusset plates looked at, since that is where they fail.

Does a roof-over add weight the home can’t take?

Sometimes, which is what the load calculation is for. That is the entire reason self-supporting roof-overs exist.
